Amarr Weather Seal Replacement: The Jersey Village Owner’s Guide
If your Amarr garage door has a cracked, flattened, or missing bottom seal, we stock and install Amarr-compatible weather seal replacement in Jersey Village, typically $80 to $180 installed depending on door width and seal type. Same-day service is available most days, and the swap usually takes under an hour. You’ll usually notice the problem as daylight peeking under the door, water pooling on the garage floor after a hard Houston rain, or a seal that crumbles when you pinch it. That bottom seal is the first line of defense against Jersey Village humidity, ants, and the occasional snake looking for shade.

Which Amarr Models This Applies To
Amarr builds three residential lines we see most in Jersey Village garages: the Lincoln, Stratford, and Classica series, plus the commercial-grade Heritage for shop doors. The bottom weather seal is a T-style or bulb-style vinyl strip that slides into a retainer channel on the door’s bottom rail. Amarr uses a few retainer widths depending on the model and year, so the gotcha is matching the seal to your channel, not your door brand. An older Lincoln from the late 90s may take a narrow 3-inch T-seal, while a newer Stratford takes a wider 4-inch bulb. We measure the retainer on-site before cutting anything. Amarr’s OEM seal does the job, but there are solid aftermarket equivalents made from the same EPDM rubber that hold up better against Texas sun than the early factory vinyl. We stock both and will tell you which one makes sense for your door, not which one makes us a bigger margin.
Signs Your Amarr Weather Seal Replacement Is Failing
- Visible light under the door. The seal has compressed or torn. When you can see daylight, water and bugs get in. This is the most common failure we find in Jersey Village garages, especially on west-facing doors that bake in afternoon sun.
- Water on the garage floor after rain. The seal is no longer making contact with the slab. Jersey Village gets 50-plus inches of rain a year, and a failed seal turns a garage into a damp, musty room. Concrete floors absorb that moisture and it creeps into drywall.
- A seal that feels crunchy or crumbles when pinched. Houston UV and ozone break down vinyl over 4 to 6 years. When the material loses its flex, it stops conforming to the slab. If it flakes in your fingers, it’s done.
- Drafts and higher cooling bills. A garage that feeds air into the house loses conditioned air through the gap. If you’ve noticed the garage feels like a sauna in July, check the seal before you blame the door.
- Bugs, dirt, or leaves accumulating inside along the door line. The seal is the barrier. When it fails, whatever blows across your driveway ends up in your garage. Fire ants love the moist edge of a garage slab, and they will find the gap.
Replacement Cost & What’s Included
In Jersey Village, Amarr weather seal replacement runs $80 to $180 installed. Here’s what drives the range:
- Door width. A single 8- or 9-foot door uses less material than a double 16- or 18-foot door.
- Seal type. Basic vinyl T-seal is on the low end. EPDM rubber bulb seal with a UV inhibitor runs higher but lasts years longer in Texas weather.
- Retainer condition. If your retainer channel is bent or rusted, it adds a small amount of parts and labor.
The price Otto quotes on the phone is the price on the invoice. Always. It includes the new seal cut to your door width, removal of the old seal, cleaning of the retainer channel, installation, and a quick check of the door’s balance while we’re there. The work is covered by our 90-Day Done Right Promise in writing. Most jobs are done in 30 to 60 minutes.
DIY or Call Us?
Weather seal replacement is one of the few garage door jobs a homeowner can do safely. The seal itself is not under tension, and you’re working at ground level. That said, there are two ways DIY goes sideways. First, older Amarr retainers are aluminum and bend easily, and a kinked retainer will chew through a new seal in a year. Second, the seal must be cut precisely to the door width. Too short and you’ve got gaps at the corners; too long and it bunches and catches. If you’d rather have it measured, cut, and installed by someone who’s done hundreds of these in Jersey Village, call (346) 489-6145. The price is small enough that most people decide their Saturday is worth more.
FAQs
Expect 4 to 6 years in our climate. West-facing doors and doors without shade take the hardest UV hit, and seals on those doors often fail in 4 years or less. If you’re on year 5 and it still flexes, you’re ahead of the curve. Call (346) 489-6145 and we’ll look at it during a free estimate visit.
No. Once vinyl or rubber has cracked or compressed, it won’t recover. Patching a torn seal with adhesive never holds because the material flexes every time the door opens and closes. Replacement is the repair. We can usually do it same-day in Jersey Village.
Most Amarr weather seal replacements take 30 to 60 minutes. Otto or one of his crew removes the old seal, cleans the retainer channel, and slides the new one in. The only time it takes longer is if the retainer itself needs straightening or replacement.
Yes. We keep T-style and bulb-style seals in the common Amarr widths on our service trucks, along with new retainer channel for doors where the original is damaged. If you’ve got an unusual width, we’ll cut it back at the shop and have it to you the next day. We also stock parts for LiftMaster, Chamberlain, and Genie openers, so a seal replacement is a good time to have your whole door checked while we’re there.
